If you have been looking for new construction homes under $300K in San Antonio, there are still options worth comparing. The part I want you watching is the full monthly payment, the cash needed to close, and whether the location works for your everyday life. A builder incentive can help, but the headline alone does not tell you the whole deal.

I reviewed Brohn Homes’ October 8 inventory sheet, a representative’s October 22 email, and current official home pages. Applewhite Meadows on the South Side and Hunters Ranch on the west side both have homes advertised below $300,000. Here is what stood out, what changed, and what still needs confirmation.

This survey connects you with Al Davis at Just Focus Real Estate for buyer representation. It is not a Brohn Homes inquiry form or a mortgage application.

New construction homes under $300K in San Antonio: five to compare

These are advertised asking prices and specifications on Brohn’s official pages, checked October 23, 2026. “NOW” means the builder currently markets the home as ready; it does not guarantee it remains unsold or that your loan can close immediately. Square footage is approximate.

Applewhite Meadows | San Antonio 78224

Applewhite Meadows is a South Side option to compare if your routines take you toward Texas A&M University–San Antonio, downtown, or southwest San Antonio. Brohn lists Southwest ISD and community amenities including a pool and playground. Confirm school assignments, amenity completion and access, HOA dues, and your actual commute. These homes are not in Converse, Cibolo, Schertz, or Universal City.

2427 Rambo Drive | $214,990

3 bedrooms, 2 bathrooms, 1 story, approximately 1,074 square feet, and a 2-car garage. The smallest and lowest-priced home in this selection has an open living area, granite kitchen counters, and a primary walk-in closet. It is worth measuring your furniture and storage needs before assuming the lower price makes it the best fit. Brohn currently labels it NOW. The October 8 sheet showed $209,990; the current advertised price is higher.

2451 Rambo Drive | $244,880

4 bedrooms, 2 bathrooms, 1 story, approximately 1,468 square feet, and a 2-car garage. This gives buyers an additional bedroom while keeping daily living on one level. Compare room sizes and the total payment against the smaller Rambo Drive option. Brohn’s current community page labels it NOW; the October 8 sheet showed $239,990.

2455 Rambo Drive | $282,410

4 bedrooms, 2.5 bathrooms, 2 stories, approximately 2,446 square feet, and a 2-car garage. An upstairs recreation room and island kitchen give this home more flexibility for work, hobbies, and everyday living. Brohn labels it NOW and Home of the Week. The additional space also means more house to furnish, cool, and maintain.

Hunters Ranch | San Antonio 78245

Hunters Ranch is a west-side alternative. Brohn lists Northside ISD. Compare the route to work, shopping, and family before trading a Northeast-side location for an attractive incentive. Ask for the property’s complete tax jurisdictions, any special district charges, HOA dues, and current school assignments.

2326 Croaker Creek | $259,425

4 bedrooms, 2 bathrooms, 1 story, and approximately 1,468 square feet. The kitchen opens to the living and dining areas, and the builder describes extra garage storage. Brohn labels it NOW and Home of the Week. Its current home page lists 2 bathrooms; the October 8 sheet lists 3. Verify the floor plan and garage configuration in person rather than relying on that older sheet.

15423 Bonnethead Road | $269,170

3 bedrooms, 2.5 bathrooms, 2 stories, approximately 1,668 square feet, and a 2-car garage. Brohn describes an island kitchen, covered patio, and upstairs laundry closet. It is currently labeled NOW. Compare the stairs and bedroom layout with the one-story Croaker Creek option before deciding which works better for you.

Brohn Homes incentives: what is public and what needs confirmation

The publicly advertised 4.5% rate

Brohn’s current property pages advertise a 4.5% interest rate with 6.480% APR and a December 15, 2026 closing deadline. The 2455 Rambo Drive Hot Home page also advertises paid closing costs. Those are builder advertisements, not a personalized lender quote or a guarantee that every buyer or home qualifies.

Interest rate is used to calculate interest on the loan balance. APR is a broader annualized cost measure that includes certain loan charges. Do not calculate the monthly principal-and-interest payment using APR. The difference between these advertised figures is a reason to request the lender’s actual terms and fees.

Before relying on the promotion, obtain written confirmation of the loan program and term, credit and down-payment requirements, points and lender fees, rate-lock terms, whether the rate is permanent or temporary, eligible homes, and the exact closing-cost allowance. The public information reviewed does not resolve every one of these details. Financing through the preferred lender, CMG Home Loans, is subject to underwriting, credit approval, and program eligibility. CMG Mortgage, Inc. dba CMG Home Loans, NMLS #1820, Equal Housing Lender.

Flex Money and the representative’s email

The October 22 representative email describes a rate-plus-closing-cost option and up to 9% in Flex Money for closing-cost assistance, a rate buydown, or appliances. The up-to-9% figure was not independently verified in the public terms reviewed. Treat it as requiring a written, property-specific confirmation, not as an offer promised by this article.

Brohn’s San Antonio incentive page still carries separate Flex Cash language: up to 6% on select qualifying Hot Homes, a preferred-lender requirement, and qualifying contracts written by October 31, 2026. Other current pages promote the rate offer through December 15. These differing terms need reconciliation for the specific home. Do not add 6% or 9% to the advertised rate package unless the builder and lender expressly approve that combination in writing.

Flex Money is not automatically cash paid to a buyer. Eligible uses and lender limits apply. A large percentage may exceed the costs your loan permits the seller to cover; unused amounts may not be refundable or transferable. Ask for the actual dollar allocation and what happens to any unused balance.

What might the monthly payment look like?

Here is a budgeting illustration using the $259,425 asking price of 2326 Croaker Creek. This is not a loan offer, a Loan Estimate, an eligibility determination, or confirmation of that home’s promotional financing. The hypothetical 30-year fixed FHA calculation uses a 4.5% note rate only to explain the math. Brohn advertises 6.480% APR; an APR for this hypothetical scenario cannot be established without the lender’s actual charges and loan terms.

Assumptions: 3.5% down ($9,079.88); base loan $250,345.13; FHA upfront mortgage insurance at 1.75% ($4,381.04) financed into the loan; total financed balance approximately $254,726.16; 360 monthly principal-and-interest payments. No incentive is deducted from the price or down payment.

Monthly cost

Illustrative amount

Principal and interest

$1,290.66

Property taxes: assumed 2.5% of full price annually

$540.47

Homeowners insurance: assumed $2,100 annually

$175.00

FHA mortgage insurance: approximate initial amount

$114.74

HOA: placeholder allowance, actual dues unverified

$50.00

Estimated monthly housing budget

$2,170.87

The 2.5% tax assumption is a planning allowance, not a verified rate for this lot. It assumes taxation on the completed home and no exemptions. Do not budget from a vacant-lot tax bill. Confirm all taxing entities, exemptions, special assessments, and any MUD/PID charges. HOA dues and insurance need actual quotes; flood coverage or additional assessments, if required, would be extra. Taxes and insurance can rise after closing.

The FHA insurance illustration uses 0.55% annually on the base loan as a simplified initial estimate; the lender’s calculation may differ. At an illustrative 6.5% note rate, keeping all other assumptions the same, principal and interest would be about $1,610.04 and the monthly budget about $2,490.25. That comparison rate is hypothetical, not a current market quote.

Utilities, maintenance, moving expenses, and repairs are additional. The down payment is separate from closing costs and prepaid escrow deposits. “Paid closing costs” does not automatically mean no cash needed to buy.

Renting versus buying: compare the whole budget

A new home can offer more control over your space, newer systems, and an opportunity to build equity as you repay principal. Equity growth and future resale gains are not guaranteed. You also take on repairs, taxes, insurance, and selling costs if you move. If buying would wipe out your emergency savings, renewing a lease while you prepare may be the stronger move.

VA buyers should request a separate VA comparison. Eligible VA purchase borrowers may qualify for no down payment and no monthly mortgage insurance, but lender approval, entitlement, appraisal, closing costs, and any applicable funding fee still matter. Funding-fee exemptions and property-tax exemptions must be confirmed individually. The FHA example above is not a VA estimate.

When builder incentives help, and when they distract

Closing-cost assistance can preserve cash. A permanent rate buydown can reduce principal and interest over the loan term. A temporary buydown only reduces the payment for a limited period; budget from the later payment before agreeing. Appliances have value only if they are items you need and the numbers still make sense.

The tradeoffs are real: a preferred-lender condition, closing deadline, limited home selection, or higher fees can offset part of the benefit. A price reduction may serve one buyer better than upgrades. Compare the same loan type and lock period with another lender, including cash to close and the five-year borrowing cost.

Talk with your own Realtor before your first builder visit

The builder’s sales team sells the builder’s homes. Your own Realtor can help you compare communities and resale alternatives, review incentive choices, coordinate independent inspections, and track contract deadlines. New construction still deserves an inspection and a review of warranty coverage, exclusions, and the builder’s contract.

Contact me before visiting, registering online, or taking a self-tour so we can check the builder’s agent-registration rules together. We will discuss the written buyer-representation agreement, services, and compensation before proceeding. Representation is not automatically free, and builder-paid compensation should never be assumed.
